Update – 2023 Alleyway Asphalt Mill & Overlay Project

Attention Lyon’s Gate Residents,

We would like to thank our membership for patience and cooperation during the first phase of our asphalt project that was just completed on February 27, 2023. As you know, we started the second phase of the project and unfortunately, encountered some unforeseeable challenges that halted the ability to have the project completed as planned.

The challenges encountered are associated with the subgrade in two (2) alleyways that will require an asphalt stabilization be performed prior to completing the repaving. The unanticipated additional step relating to the asphalt stabilization along with the current weather conditions have forced the paving of all areas to be rescheduled. The new proposed dates will be communicated to membership as soon as

the vendor has confirmed dates.

We have a few isolated alleyways in the western segment of the community in which the original scope included the stabilization scheduled to open TOMORROW, MARCH 16TH AFTER 12 PM.

We DO have an extended closure due to the stabilization that will impact twelve homes situated along the alleyway located between Shannon St. & Dublin St. east of Reseda St.

The new closure has been EXTENDED TO FRIDAY, MARCH 17TH BY 5 PM. The extended closure is necessary for the contractor to create accessibility for vehicular traffic safety and additional enforcement material.

THIS IS THE ONLY ALLEYWAY THAT WILL BE IMPACTED BY THE EXTENDED CLOSURE NOTED ABOVE.

PLEASE BE AWARE:

  • Vehicular traffic will NOT be permitted within the impacted alleyways during the work (see sequencing map for residences that will experience the extended closure). This restriction is related to the alleyways ONLY. Parking and access to the home fronts will be permitted at all times throughout the project.
  • A flyer will be taped to all impacted garage doors (painters’ tape to be used) for the homes that will be impacted by the extended closure. Management will also publish communication (flyer notice) via Village Connection and via emails of residents (for those that may not be registered to receive Village Connection notifications). Phone calls will also be made by the Management team.
  • Portions of this project will produce noise pollution in the surrounding areas where work is being performed.
  • As a reminder, the dates are tentative, weather permitting. In the event of any schedule change or any unforeseeable circumstance, a flyer will be posted on your unit with up-to-date information.
  • If you encounter any crew members and/or equipment near your home blocking access to a driving area during an emergency circumstance, please politely contact the crew.

Please note that this project has not been finalized, cleaning of driveway aprons and any other areas will addressed upon completion of the full project.

Lyon’s Gate Community Association 2023 Alleyway Asphalt Mill & Overlay Project

Your management team would like to notify you that the Association will be starting the next phase of our 2023 planned asphalt maintenance plan. The work to be performed will consist of asphalt removal and replacement throughout isolated alleyways in the western segment of the community. The remaining work will take place in three (3) separate phases, dates, and explanation below:

• Day 1 (March 14th) Milling Operation, NO vehicular traffic in alleyways will be permitted as of 7 am until March 16th (12 pm). This is a full alleyway closure.
• Day 2 (March 15th) Paving Closure, NO vehicular traffic in alleyways will be permitted as of 7:00 am. 12 pm next day.
This is a full alleyway closure.
• Day 3 (March 16th) Isolated Utility Adjustments will be completed that morning, vehicular access will be permitted after 12:00 pm.
The work will take place throughout the isolated alleyways on the dates provided (see map). A milling machine will remove the existing pavement on March 14th and haul it away in preparation for the new asphalt pavement, which will be delivered/completed on March 15th. Closure will remain in place from 7 am. on March 14th until 12 pm on March 16th.

Town of Gilbert has been notified of the project and will reconfigure their route to have their truck drivers perform an early trash & recycling collection pickup on March 14th. Refuse collection is expected to be between 6 am – 7 am for those residences that are impacted by this project. Please have your bins out early to avoid experiencing a missed refuse pick up.

PLEASE BE AWARE:

• Please plan ahead and make sure your vehicle is outside of your garage on the days of the paving. To avoid vehicles being trapped during paving, we ask that you cooperate with the above dates.

• A flyer notice will be distributed and taped to all impacted garage doors (painters’ tape to be used) a few days before the closure as a reminder. Management will also publish communication (flyer notice) via Village Connection and to all emails of residents that may be impacted by the work (for those that may not be registered to receive Village Connection notifications).

• Portions of this project will produce noise pollution in the surrounding areas where work is being performed.

• Please be reminded that these dates are tentative, weather permitting. In the event of any schedule change or any unforeseeable circumstance, a flyer will be posted on your unit again with up-to-date information.
• If you encounter any crew members and/or equipment near your home blocking access to a driving area during an emergency circumstance, please politely contact the crew.
