2023 Mill & Overlay Reconstructive Repair Asphalt Project FINAL UPDATE

Attention Lyon’s Gate Residents,

The Lyon’s Gate Community Association is finalizing the finishing touches associated with our 2023 Mill & Overlay Reconstructive Repair Project, which is mostly related to performing a  final clean-up of all work areas.  We would like to express and share our sincerest gratitude for your cooperation and patience during this project.  Your willingness to cooperate with the project and its unforeseen circumstances encountered, allowed  the Association to perform and execute repairs that were imperative to have addressed.

In conjunction with the final clean-up that the crew is performing today, April 6th,  the crew will return on Friday, April 14th for a  final time to have the raising of the utilities performed between the hours of 6:30am. to 12pm.

  • FINAL PHASE (ISOLATED UTILITY ADJUSTMENTS)- FRIDAY, APRIL 14TH FROM 6:30AM-12 PM. FULL VEHICULAR ACCESS WILL BE PERMITTED DURING THIS PROCESS. ONCE THE CONTRACTOR LEAVES AND ALL BARRICADES ARE REMOVED FROM THE AREA, ALL RESIDENTS MAY ACCESS THE ROADWAY FREELY.

This phase of the work is the least impactful to our residents. Each area is expected to take approximately 30 minutes to have the work completed. Some residents may experience minimal delays while waiting for passage access during this process. 

PLEASE BE AWARE:

  • Portions of this project will produce noise pollution in the surrounding areas where work is being performed.
  • Please be reminded that these dates are tentative, weather providing. In the event of any schedule change or any unforeseeable circumstances, a flier will be posted on your unit again with up-to-date information.

If you encounter any crew members and/or equipment near your home blocking access to a driving area during an emergency circumstance, please politely contact the crew. If you have any questions or concerns regarding this project, please contact your Lyon’s Gate Management Team.

UPDATE to Lyon’s Gate 2023 Alleyway Asphalt Mill Overlay Project Notice (March 30th – April 5th)

Attention Lyon’s Gate Residents,

The Lyon’s Gate Community Association will now be commencing the next phase of our 2023 rescheduled asphalt maintenance plan. The work to be performed will consist of asphalt replacement throughout isolated alleyways in the western segment of the community.

Please see the attached notice for details of the areas that will be impacted effective as of 6:30 am on Thursday , March 30th for 12 homes located along the alleyway between Shannon Street and Dublin St, south of Reseda St until 6:30 am. Wednesday, April 5th.

All other alleyways that were scheduled for the pavement application as originally scheduled prior, will be impacted by a closure effective as of  6:30 am. Tuesday, April 4th until 6:30 am Wednesday, April 5th. This area will only need to “sit-cure” overnight.

TOWN OF GILBERT HAS BEEN NOTIFIED OF THE PROJECT AND WILL RECONFIGURE THEIR ROUTE TO HAVE THEIR TRUCK DRIVERS PERFORM REGULAR TRASH/RECYCLING COLLECTION PICKUP ON TUESDAY.  THIS TIME WE ARE TRASH & RECYCLE BINS ARE TO BE PLACED ON THE CURBSIDE FACING OUTWARD IN FRONT OF YOUR HOME. PLEASE DO NOT PLACE BINS ON CEMENT APRONS BEHIND YOUR HOME IN THE ALLEYWAYS, AS THEY WILL NOT BE PICKED UP DUE TO THE FULL RESTRICTION OF VEHICULAR TRAFFIC.

PLEASE BE AWARE:

  • Vehicular traffic will NOT be permitted within the impacted alleyways during the work (see sequencing map). This restriction is related to the alleyways ONLY. Public street parking and access to the home fronts will be accessible at all times throughout the project.
  • Please plan ahead and make sure your vehicle is outside of your garage on the days of paving. To avoid vehicles being trapped during paving, we ask that you cooperate with the above dates.
  • A flyer notice will be distributed and taped to all impacted garage doors (painters’ tape to be used) a few days before the closure as a reminder. Management will also publish communication (flyer notice) via Village Connection and to all emails of residents that may be impacted by the work (for those that may not be registered to receive Village Connection notifications). You may also visit our livelyonsgate.com site, which will have the most recent updated posted.

2023 Alleyway Asphalt Mill Overlay Project -UPDATE (Access Update)

Attention Lyon’s Gate Residents,

We would like to thank our membership for patience and cooperation during the first phase of our asphalt project that was just completed on February 27, 2023. As you know, we started the second phase of the project and unfortunately, encountered some unforeseeable challenges that halted the ability to have the project completed as planned.

The challenges encountered are associated with the subgrade in two (2) alleyways that will require an asphalt stabilization be performed prior to completing the repaving. The unanticipated additional step relating to the asphalt stabilization along with the current weather conditions have forced the paving of all areas to be rescheduled.
The new proposed dates will be communicated to membership as soon as the vendor has confirmed dates.

  • CURRENTLY ALL ALLEYWAYS ARE ACCESSIBLE (MAY BE DRIVEN ON/THROUGH), AND NO BARRICADES ARE BLOCKING ANY ENTRANCES OR EXITS.
  • IF YOU SEE A SMALL CONE(S) IN AN AREA YOU MAY DRIVE AROUND IT, AS THEY WERE LEFT AS MARKERS IN ASSOCIATION WITH THE ASPHALT PROJECT.

Please note that this project has not been finalized, cleaning of driveway aprons and any other areas will be addressed upon completion of the full project.

October Asphalt Repairs

The first phase of asphalt repairs are underway. An email notice was sent on October 6th, notifying Lyon’s Gate residents of this scheduled work. This project includes crack seal, seal coat and concrete maintenance for the Cluster Private Drives and the Alleyways within the Lyon’s Gate Community. There will be closures of these areas during the maintenance, however no Town of Gilbert streets will be closed. The only closures will be the cluster home private driveways and the alley home shared alleyways.

Please take a few moments to review the three (3) attachments explaining the project schedule and maps of the areas impacted.

Please note that the concrete repairs included in this project pertain to the curbing surrounding the pavement in these private drives. Please contact the HOA with any questions or concerns.
