Annual Meeting Notice and Candidate Vote

Attention Lyon’s Gate Residents,

It’s that time of the year again, Annual Meeting time and your participation is very much needed this year. We need ballots! The annual meeting and Board candidate vote will be December 2nd at 7:00 PM at the clubhouse. Sign-in begins at 6:45 PM. Ballots will be counted at this meeting.

The Association has 1936 members. According to the Association Bylaws, 10% of those eligible to vote constitutes a quorum in order for the meeting to be held. Therefore, 194 Homeowners (if all 1936 members are in good standing) must be represented, in person or by absentee ballot, at this Annual Meeting in order for it to be officially recognized. So, if you are unable to attend the meeting please return your signed absentee ballot (linked below) to one of the addresses (physical or email ) noted on the ballot to be used for quorum. You may even consider snapping an image of it with your phone or tablet and sending it via email. It’s very easy and as long as it is legible and a clear image, we can use it and make it count.

Let’s Do a Raffle

The Association will be starting a series of raffles soon to help generate some excitement and competition on who can get their ballots into the Association first. You can expect more information to  come your way soon. In the meantime, let’s start with this…. The first 50 residents to send management a ballot via drop-off during business hours at the clubhouse, or email, fax, or mail it to Brown Community Management’s physical address (Mesa) will be entered to win a $25.00 dollar gift card. We will announce the next raffle soon….  Happy ballot returning!

Call for Candidates: New Podcast

The annual call for candidates is out! If you’re interested in running for the Lyon’s Gate HOA Board of Directors, it’s time to let us know. Below, you will find a link the Candidate Nomination form with instructions and the contact info needed to get it to us. This information is time-sensitive and needs to be received by the HOA by Thursday, November 12th in order to be placed on the absentee ballot

The vote will be held at the annual HOA meeting on Wednesday, December 2nd at 7:00 PM. A quorum of 10% (194 homeowners) is required for the vote to be valid. Please vote, either by absentee ballot or in person on December 2nd. More information can be found HERE.

Community Yard Sale and Bulk Trash

Reminder: The Lyon’s Gate community yard sale is today, November 7th from 7:00 AM to 1:00 PM. Bulk trash placement also begins today and bulk trash collection starts Monday, November 9th. Here are some important links to bookmark related to bulk trash:

Important: Bulk trash for Lyon’s Gate isn’t scheduled to occur again until December 26th. Please don’t place bulk trash items out prior to that date.

2020 Annual Meeting Notice and Request for Nominations

The Annual Meeting of the members of Lyon’s Gate Homeowners Association is Wednesday, December 2, 2020 at 7:00 pm with sign-in beginning at 6:45 pm. The meeting will be held at the Lyon’s Gate Community Association Clubhouse, located at 1811 S Martingale Rd. Gilbert, AZ 85295.

***Masks will be required; CDC guidelines will be met.***

The Board of Directors currently has one (1) position open with a term of three (3) years. If you are interested in running for this Board position, please return the nomination form linked below by fax, mail, or email, accompanied by a short biography of no more than 200 words. The completed nomination form must be received by November 12, 2020 for your name to appear on the absentee ballot. Instructions on where and how to send the form are included on the form.

Once the nominations are received an absentee ballot will be sent to each owner prior to the Annual Meeting, containing the names of those candidates who meet the Association’s requirements for Board membership. Further instructions on how to fill out the absentee ballot, when it is due, and where to send the ballot will be included in that mailing.

The Association Bylaws require 10% or 194 Homeowners to be represented, in person or by absentee ballot, at this Annual Meeting in order for it to be officially recognized. This is your opportunity to get involved with your Association!

Under New Management

The Lyon’s Gate Board of Directors is pleased to announce that today, November 1st 2020, the Lyon’s Gate Community Association entered into a partnership with our new property management company, Brown Community Management. Effective today, Brown Community Management replaces City Property Management as Lyon’s Gate managing partner.

As part of this transition, we’re also pleased to introduce you to our new on-site Property Manager, Marlen Rasmussen. Marlen will be on site Monday – Friday from 8:00 AM – 5:00 PM, beginning this Monday. You’ll see her around the community and in the clubhouse office as she begins her new role in Lyon’s Gate.

Marlen Rasmussen joined Brown Community Management in 2017 and has been a community manager for over 3 years. Marlen has her CAAM certification through AACM and attends continuing education courses throughout the year.  A local to Gilbert herself, Marlen has managed several communities in the Gilbert and Chandler area and shines at board relations and homeowner support. Marlen lives by the saying: “Your neighborhood, My passion”.

Fun Facts: Marlen was born and raised in AZ and has lived in the East Valley her whole life.  Marlen enjoys visiting the Gilbert Farmers Market during her down time.

As Property Manager, Marlen is available on site during normal business hours to answer any of your questions and assist residents. She is a valuable resource both during this transition period and for years to come. Marlen will soon be joined by a full-time on-site assistant. Stop in and say hello.
